all buyer agents are Exclusive buyer agents. Many agents from traditional
agencies say they will be your buyer agent, then when they take you to
one of their listings or their companies listings, they ask you to sign
a disclosure of dual agency. This is because they have already promised
to get the highest price and best terms possible for their seller client.
